Bergen County Prosecutor Mark Musella announced the arrests of 47-year-old DAVID M. GREENSPAN of Monsey, NY; and 47-year-old DAHIMA K. ADAIR of Teaneck, NJ on charges related to a fraudulent property deed in Bergenfield, NJ. The arrests were the result of an investigation conducted by the Bergen County Prosecutor’s Office, under the direction of Deputy Chief Jeff Angermeyer, and the Bergenfield Police Department, under the direction of Chief Mustafa Rabboh.
In January of 2025, the Bergenfield Police Department contacted the Bergen County Prosecutor’s Office Financial Crimes Unit regarding an allegation of deed fraud for property located in Bergenfield. The year-long investigation revealed that DAVID M. GREENSPAN forged a signature on a deed for real estate, had the deed notarized, and submitted the deed to the Borough of Bergenfield. GREENSPAN then took ownership of the property, valued at $306,000, and obtained loans against the property, in the amount of $323,000, amassing a sum total of $629,000 in fraudulent assets.
In addition, the investigation revealed that DAHIMA K. ADAIR, acting in the capacity of public notary, notarized a deed contract affirming the presence of a signer on the document without their knowledge or authorization. That document was submitted to the County of Bergen, which was used to transfer ownership of real estate from a deceased individual. ADAIR further failed to follow strict public notary laws and identification procedures, which directly allowed an unlawful transfer of ownership of real estate to another individual.
As a result of the investigation, DAVID M. GREENSPAN was arrested on Tuesday, January 13, 2026, and charged with second-degree theft by deception, N.J.S.A. 2C:20-4a; second-degree identity theft, N.J.S.A. 2C:21-17a(1); third-degree forgery, N.J.S.A. 2C:21-1a(2); third-degree forgery by uttering, N.J.S.A. 2C:21-1a(3); third-degree tampering with public records, N.J.S.A. 2C:28-7a(1); and fourth-degree falsifying and tampering with public records, N.J.S.A. 2C:21-4a. GREENSPAN made his first appearance in Bergen County Superior Court on January 14, 2026 and was released pending further court action.
Additionally, DAHIMA K. ADAIR was arrested on January 15, 2026, and charged with fourth-degree false swearing, N.J.S.A. 2C:28-2a. ADAIR was released pending a first appearance in Bergen County Superior Court in Hackensack, NJ, scheduled for Thursday, January 29, 2026.
Prosecutor Musella states that the charges are merely accusations, and that the defendants are presumed innocent unless and until proven guilty beyond a reasonable doubt. He would like to thank the Bergenfield Police Department and the Teaneck Police Department for their assistance in this investigation.
